Ivey Creek Residence Renovations

The owners of this mid-20th century residence sought planning and design services for phased renovations and efficiency upgrades to multiple areas of their home. An important goal was to improve the performance of the home without erasing its historic Pacific Northwest Modern detailing and materials. Improvements were made for better interior daylighting and strengthened visual connections with the lush vegetation and mature trees on the property.

In the first phase of the renovation, Kina created a design that updated an old bathroom and accommodated a resilient floor appropriate for tango dancing (with a nook for the occasional guest).

In the next phase of the project the second floor bathroom was updated with new fixtures and finishes for ease of use and comfort. New cork flooring and built-in Douglas Fir furniture complete the two adjacent rooms. New skylights, windows, and lighting fixtures meet contemporary energy-efficiency goals. Based on an energy audit, insulation upgrades to the full building envelope and mechanical systems were also addressed during this phase.

The unrealized third phase has been designed to update the main living and kitchen areas and provide better south facing outdoor space and a secondary carport.
