Designed as the studio for Constructive Form, this self-developed project was built with the intent that it could be easily converted into an attached accessory dwelling unit at a later date. Kina’s role included both design as well as construction management and working closely with the General Contractor; often on a daily basis with a tool belt on, as well as securing financing and budget management.

The rooms were organized to maximize natural daylighting, ventilation, and views into the outdoor spaces. The rooftop, accessible from a pair of skylights, retains water on-site to irrigate a native urban wildlife refuge. Hydronic floor heating in the exposed interior surface concrete slab, triple-glazed windows, and above code standard insulation allowed for a project that is all electric and uses no fossil fuels.
